Maintenance
No, you do not have to be present for a service technician to perform the work. Submitting a service request grants our technicians permission to enter your apartment to complete the work. If you would prefer to be home during the service, please reach out to our team and let us know.
Each apartment undergoes a thorough inspection upon move-out. Before you move in, your new apartment will be fully prepared, including fresh paint, cleaned or replaced carpets, and thoroughly cleaned interiors.
Yes! Maintenance is available from 9AM to 4PM, Monday through Friday. In the event of a maintenance emergency after hours, our community provides emergency maintenance services. You can reach them by dialing 913-347-4527 and following the prompts.
Service requests can be placed via your resident portal; however, our team is happy to assist with placing service requests.
Our qualified technicians will complete work orders in the order they are received, and we aim to have tickets completed within 48 hours of submission.

The Clearing's pool hours are from 10 AM to 10 PM.
The Clearing offers a variety of parking options, including surface stalls, attached garages, detached garages, and carports. If you are interested in one of our reservable covered parking options, please contact the leasing team for pricing and availability.
Each apartment home and townhome has a fully equipped appliance package, including a full-sized washer and dryer.
The Clearing at ONE28 prides itself on being a pet-friendly community with pet-friendly amenities, including a self-service paw spa and a fully turfed off-leash bark park.
The Clearing at ONE28 charges a one-time pet fee at move-in: $335 for one pet and $370 for two pets. In addition, residents will be responsible for monthly pet rent of $25 per pet, with a two-pet maximum.
There are no breed or weight restrictions.
Each apartment home and townhome offers a fully equipped, stainless steel, and energy-efficient appliance package, including a full-sized washer and dryer.
Lease terms are subject to change. Currently, The Clearing at ONE28 only offers 12-month lease terms.
The Clearing at ONE28 offers a 24-hour state-of-the-art fitness center, including a cycle and flex studio.
Admin
Walk-ins are welcome, but availability may be limited on weekends, so we do encourage making an appointment for tours on Saturday and Sunday.
The Clearing at ONE28 aims to process all applications within 24 hours; however, processing is subject to change depending on different states' jurisdictions and laws.
At The Clearing at ONE28, residents are responsible for all utilities, including a $70.00 Resident Convenience Fee. The Fee covers Valet Trash, Pest Control, and Smart Home Features. Lastly, each resident is automatically enrolled in a Property Damage Liability Waiver. Renters insurance is not required but strongly encouraged.
At The Clearing at ONE28, you can select from three different providers: Google Fiber, Comcast, and AT&T.
The Clearing at ONE28 offers a flexible lease-break option. A 30-day notice is required, and a buy-out fee equivalent to two months' rent is charged, not to exceed $5,000.

Townhomes
Yes, all residents at The Clearing at ONE28 have amenity access.
Guests may park their vehicle in your driveway or park their vehicle in a surface lot. Surface lots are placed throughout the community.
The townhome fireplaces are electric.
